Who can benefit from Pillow?
If you are a Multi-Family Property Owner or Manager with buildings that have 5 or more individual units, and you want to legally facilitate Short Term Rentals, then Pillow is the best way to not only get compliance from your Residents, but it will give you visibility and control over those activities.
How much does it cost?
After a nominal implementation fee, you will earn a percentage of the revenue after each completed reservation in your property (less Airbnb Service Fee and Pillow Operational Fee).
Are guests background checked?
Yes, Airbnb runs an annual comprehensive check for each guest and host before the stay begins. Often times this is more comprehensive than what residential communities are required to run.
What controls do I get?
Currently, you can determine the number of total booked nights per month or per calendar year (they cannot go above your State’s, County’s, or City’s Regulations) that your Residents are allowed to accept. You also have the ability to determine the Security Deposit on every listing as well as your Community’s General Rules (Pets Allowed, Smoking Allowed, and Parties Allowed). You can control all of these under “Guidelines” on your Community Manager Dashboard.
How can I know which Guests are staying on my property?
On your Community Manager Dashboard, you will see two sections: “ONSITE” and “UPCOMING”. Clicking the “ONSITE” tab will show you all of the Guests and Pillow Pros who are currently onsite at your property. By clicking the plus, you will see the details of the Guest Reservation - their Name, Airbnb Guest Profile link, and their Reservation Details (including the Resident who is their Host).
Can I manage my Corporate or Furnished Units with Pillow?
Absolutely. The Pillow Platform allows you to list your Corporate Unit on Airbnb and manage it with our Community Manager Dashboard. You’ll be able to manage each unit’s availability, pricing, and length of stay as well as communicate with Guests that book those units.
What is the Airbnb Friendly Buildings Program?
The Airbnb Friendly Buildings Program, in collaboration with Pillow, provides a way for building owners to authorize their residents to home share in a way that is transparent, and that makes sense to owners and the residents. The main pillars of the program include:
- The ability for building owners and managers to select which residents can participate in this program (within the constraints of the law).
- Pillow provides a “Community Manager Dashboard” that allows you as a building owner or manager to monitor the hosting that takes place in your buildings by participating residents.
- Airbnb’s Host Guarantee (up to $5,000,000 in damages) and Host Protection Insurance (up to $5 million per occurrence in the event of third party claims of bodily injury or property damage) for all eligible bookings.
- A percentage of the Accommodation Fee from hosting that takes place by hosts in the program. We recommend that the funds are used for ongoing maintenance of your building, special upgrades, or neighborhood beautification.
